Carmel Partners Contributes to the RiNo ArtPark

Also contributing to the ArtPark is McWhinney, the Colorado-based real estate investment, development and management firm. Phase two of the project will transform the 5,500-square-foot Interstate Trucking Depot site to become a public pavilion for art exhibitions and performances, language and wellness classes and local outreach events. The ArtPark will establish an inclusive, collaborative and uplifting space for the community’s artists, some of whom reside in apartments developed by Carmel Partners.

Located on a 3.89-acre site on the southwest corner of Brighton Boulevard and 33rd Street, Drivetrain was one of Carmel Partners’ first multifamily additions to the RiNo neighborhood. With extensive knowledge on the Colorado lifestyle, the firm developed the 417-unit apartment complex unique to RiNo, but with the outdoor amenities that Denver residents desire. The property’s main building begins with a boldly designed grand entry lobby, where pops of color and statement furnishings set an artistic tone that emulates the spirit of the surrounding neighborhood. With a strong focus on outdoor amenities, Carmel Partners included several landscaped courtyards, a pool and a rooftop lounge, offering an unmatched view of the Platte River and promenade below, and the Rocky Mountains in the distance.

With oversized windows and balconies in many units, Drivetrain’s residents enjoy an equally beautiful view from their own personal space. Units also include motorized roller-shades and wood-style flooring in living areas, quartz countertops, gas stoves and modern cabinetry in kitchens, and double-vanity sinks in nearly all primary bathrooms. Striking a balance between modern and livable spaces, Drivetrain has found consistent success among residents in the RiNo area.

Located nearby on 3800 Brighton Boulevard, Forge is a 403-unit and 7-story apartment building currently in the construction phase. As the property joins RiNo, Carmel Partners envisions the mixed-use apartment complex as an energizing environment with an eclectic mix of amenity spaces. A 3,000-square-foot club room, 7th floor sky lounge, two interior courtyards, fitness center and co-working lounge will offer spaces for community and belonging that many young renters crave. Within apartment-units ranging from studio to 2-bedroom, Carmel Partners’ construction team will implement a contemporary and refined finish, from solid quartz countertops and tile backsplash to modern cabinetry and stainless steel appliances. Select units will also offer walk-in closets and private balconies.  

In addition to Forge, Carmel Partners will soon enter the development stage for another RiNo project after recently closing on a deal to bring elegant apartments to a site located on 3300 Blake Street. With ground-up construction beginning this year, the apartment complex will consist of 487 units split between a 12-story tower and a 7-story podium. Designed to capture the sophistication and modernity of high-end towers often found in downtown Denver, 3300 Blake will be an upscale addition to the RiNo neighborhood. Carmel Partners will add a fully-equipped fitness center, coworking area and a lounge atop the 12th floor, where residents may enjoy panoramic views of the city and front range. 3300 Blake will also include a competitive mix of studio, 1-bedroom and 2-bedroom units, many rising above 85-feet to allow for a visually striking view.
